House rules & booking conditions

We are happy to welcome you to Villa Pefkakia – The Kite House 🌿

Our goal is to offer a relaxed and friendly atmosphere for all guests.
To ensure everyone enjoys their stay, we kindly ask you to read the following:

Bookings & payment
All booking requests are subject to availability and confirmation.
Your stay is confirmed once you receive our reply.

A 30% deposit is required to secure the booking.
The remaining 70% balance is due on arrival.

Check-in / Check-out
Check-in: from 13:00
Check-out: until 11:00

Please let us know your arrival time in advance.

Rates & services included
All prices include the Greek “green tax” (government climate tax).

Your stay includes:

Bed linen and towels
Cleaning before arrival and after departure
Coffee and tea available

Cancellations & refunds
Cancellation must be made in writing by email and is effective once confirmed by us.

Our cancellation policy is based on the number of days before arrival:

More than 60 days before arrival: full refund (100%)
45 to 60 days before arrival: 85% refund
30 to 45 days before arrival: 70% refund
15 to 30 days before arrival: 50% refund
Less than 15 days before arrival: no refund

If cancelled 35 days or less before arrival, the 30% deposit may be retained.

In case of no-show, the full amount of the stay will be charged.

For stays longer than 7 nights or in case of early departure, part or the full amount may be charged.

House rules

Quiet hours: 11:00 PM – 8:00 AM

No smoking inside the rooms

Pets are not allowed unless previously agreed

Maximum number of guests must match the booking

Guests are responsible for any damages caused during their stay

We kindly ask guests to be mindful of water and electricity consumption for ecological reasons

The outdoor kitchen is shared and must be used respectfully with other guests

A shower is required before using the swimming pool for hygiene reasons

Swimming pool
The swimming pool is private and exclusively reserved for guests staying on the property.
It is not open to the public and does not constitute an independent tourist facility.

The pool is not supervised. Guests use it at their own risk.
Parents are responsible for the safety of their children at all times.

Liability
We cannot be held responsible for disturbances caused by weather or other external factors beyond our control.

In the event that we are forced to cancel a stay, a full refund of the amounts paid will be issued, without further compensation.

Any stay interrupted by the guest, for any reason, will not be eligible for a refund.

Final note
We are a small guesthouse, not a hotel, and we do our best to make your stay enjoyable and personal.
